How to Clean an Epoxy Garage Floor
Knox Epoxy Pros installs epoxy and polyaspartic floors across Knoxville and East Tennessee, and the question we get most after handover is how to look after one. The short answer is soap, warm water, and a broom — which is also what the coating manufacturers themselves specify. The longer answer is below, built on the chemical-resistance ratings those manufacturers publish, because most cleaning advice for these floors is repeated rather than sourced, and some of it is simply wrong.

There is no “immune” rating
Coating manufacturers publish chemical-resistance matrices rating their floor systems against hundreds of substances. Read the legend on Sherwin-Williams’ and something becomes obvious straight away: the best result available to a household chemical is not “unaffected.” It is clean it up within 72 hours.

What manufacturers actually rate — garage edition
These are the rows that matter in a domestic garage, read out of the epoxy-coating columns of that same guide. Where the systems within the group disagree, the disagreement is the finding, and the note says so.

Ratings are the manufacturer’s published figures for its own epoxy flooring systems, not our measurement, and they vary between products within the range. Treat them as the direction of travel for a coated floor rather than a specification for yours.
The row most guides get wrong
Brake fluid is rated “not recommended”
Almost every cleaning guide for these floors — including an earlier version of this one — reassures you that oil, antifreeze and brake fluid all wipe off a sound coating. Two of those three hold up. Brake fluid does not. Sherwin-Williams rates it NR — not recommended against a majority of the epoxy systems in its own guide, with only a handful rated OK or SD. Glycol-ether brake fluids are aggressive to a number of epoxy formulations. Absorb the bulk immediately, clean with soap and warm water, and actually look at that patch of floor afterwards instead of assuming it is fine.
Vinegar and citrus: both stories online are wrong
There are two confident, opposite claims circulating, and the manufacturer data kills both.
- “Vinegar destroys epoxy, it etches permanently.” Overstated. Cured epoxy is not dissolved by 5% acetic acid, and it is not rated NR.
- “Acetic acid rates excellent, vinegar is fine.” Also wrong, and usually published with no source at all. Vinegar-strength acetic acid is rated TS — contact tech service — on essentially every epoxy system in the guide. That is the manufacturer declining to make a recommendation.
The accurate version: no manufacturer in these documents recommends household vinegar for routine cleaning, and the real failure mode is cumulative gloss loss on the clear topcoat rather than dramatic damage. Gloss is a measured quantity — 90-plus units at 60 degrees on a gloss finish — and it only travels one way without a recoat.
The genuine surprise is citrus. Citric acid at 10% rates OK, a better rating than vinegar gets. The widespread “never use citrus cleaners” rule is not supported by the data; concentration is the variable that matters, and citric acid at 50% does move to TS. What is prohibited outright is a different family altogether: the ArmorSeal data sheet says “do not use hydrocarbon solvents for cleaning”, and says it twice.
The routine, in order of how often you do it
Everything above collapses into a short, dull list. That is the point — the manufacturer’s own cleanup instruction for this product is one sentence: “Clean spills and spatters immediately with soap and warm water.”
- 01 Weekly — dry only A soft-bristle broom or a microfiber dust mop. This is the highest-value thing you do, and the data says why: the coating measures H on pencil hardness (ASTM D3363) and loses about 150 mg over 1,000 Taber abrasion cycles (ASTM D4060, CS17 wheel, 1 kg). Tracked-in quartz grit is harder than the film, and tyres grind it in. No product compensates for leaving it there.
- 02 Monthly — warm water and a little dish soap A few drops of mild dish soap in warm water, applied with a microfiber mop, then rinsed. That is genuinely it, and it is the manufacturer’s own instruction rather than a shortcut. A coated floor is non-porous, so nothing needs to soak in and nothing needs stripping.
- 03 After winter driving — rinse the salt off Knoxville runs 30 to 45 freeze-thaw cycles a year and road crews salt accordingly. Chloride tracked in off the car sits in puddles under the wheels. Calcium chloride rates OK on the resistance guide, so it will not eat through a sound coating — but that rating is a 72-hour clock, and the white haze it leaves gets harder to remove the longer it sits.
- 04 As needed — spills, promptly Oil and antifreeze wipe off a sound coating if you get to them; antifreeze specifically rates OK. Brake fluid is the exception and deserves genuine urgency. Absorb the bulk first, then clean with the soap solution. The coating buys you time — measured in hours and days on these charts — not immunity.
A new floor is not chemically finished for a week
Every rating on this page describes a fully cured coating. Both an epoxy floor coating and a polyaspartic topcoat reach full chemical resistance at seven days, long after the floor feels finished underfoot. Keep cleaning chemistry off it until then.
Epoxy figures from the ArmorSeal 8100 product data sheet at 7.0 mils wet; polyaspartic figures from the Polyaspartic 90 technical data sheet at 77°F. Both note that drying is temperature, humidity and film-thickness dependent — the cold-weather row is the same product at 50°F, and it doubles.
What to keep off it
- 5% acetic acid rates TS — “contact tech service” — on essentially every epoxy system
- The failure mode is cumulative gloss loss, not dramatic etching
- Gloss does not come back without a recoat, so the loss is one-way
- Mineral spirits, paint thinner, petrol as a “degreaser”
- “Do not use hydrocarbon solvents for cleaning” — stated twice in the ArmorSeal 8100 data sheet
- This is the manufacturer prohibiting it on its own product
- Steel wool, scouring pads, stiff wire brushes, powder cleansers
- The coating measures H on pencil hardness — softer than people assume
- Abrasion is measurable: 150 mg lost over 1,000 Taber cycles (ASTM D4060)
- A coated floor does not need it and does not hold it evenly
- It creates a slip hazard when wet — the topcoat already carries a wet DCOF above 0.42
- It also makes any future recoat harder to bond
Tyre marks are two different problems
Tyre staining is plasticiser from the tyre transferring onto an intact coating. The floor is fine, it is just marked. Warm water with dish soap and a soft brush will normally lift it.
Hot-tyre pickup is the coating lifting off the slab where a warm tyre sits on it. That is a bonding failure, not a cleaning one — it means the floor was under-prepped, applied too thin, or was a DIY kit over an acid-etched slab. No amount of scrubbing fixes it, and it usually gets worse. It is worth knowing this is a tested property rather than a matter of luck: the ArmorSeal data sheet reports a pass on an internal hot-tyre pick-up method at 140°F.
If patches are lifting rather than staining, the honest answer is that the floor needs redoing rather than cleaning. The East Tennessee wrinkle
Two local factors change the routine here. The first is winter chloride, covered above. The second matters if you are thinking of coating a floor yourself rather than cleaning one: the ArmorSeal data sheet requires the surface to be at least 5°F above the dew point, with relative humidity no higher than 85% and air, surface and material between 50 and 100°F. Summer dewpoints around Knoxville commonly sit in the mid-to-high 60s. A 70°F slab on a morning with a 68°F dewpoint fails that rule outright, and a coating applied outside it can haze, blush or simply never bond properly — after which no cleaning routine will save it. It is one of the quieter reasons summer DIY kit floors disappoint in East Tennessee, and it is a published manufacturer limit rather than an opinion.

Two honest limits are worth stating. First, these ratings are for specific commercial products, and systems within a single manufacturer’s range disagree with each other; your floor is not necessarily any one of them. Second, there appears to be no independent laboratory data published on how ordinary household cleaners affect garage floor coatings — the available numbers all come from the companies that sell the coatings. That is a real gap, and we would rather name it than write around it. Where the two abrasion figures quoted here are concerned, they were measured at different cycle counts on products from different manufacturers, so they are reported with their test conditions and deliberately not turned into a ratio.

Can you use vinegar on an epoxy floor?
Not as a routine cleaner, though the usual reason given for that is overstated. In the Sherwin-Williams Resin Flooring Chemical Resistance Guide, 5% acetic acid — ordinary household vinegar — is rated TS, “contact tech service department,” against essentially every epoxy coating system listed. That is a manufacturer declining to give a blanket recommendation, not a warning that the floor will dissolve. What actually happens is cumulative: repeated mild-acid exposure gradually pulls down the gloss of the clear topcoat, and since a gloss finish is a measurable 90-plus units at 60 degrees, that loss is visible and does not come back without a recoat. Warm water with a few drops of mild dish soap does everything vinegar is being asked to do here, and the same manufacturer explicitly recommends soap and warm water for spills.
Are citrus-based cleaners bad for epoxy floors?
This one is worth correcting, because a lot of guidance — including an earlier version of this page — lumps citrus cleaners in with vinegar as acids to avoid. The manufacturer data does not support that. Sherwin-Williams rates citric acid at 10% as OK, meaning recommended for exposure not exceeding 72 hours before cleaning, which is a better rating than the TS it gives 5% acetic acid. Concentration is what matters: citric acid at 50% moves to TS. A dilute, citrus-based cleaner used and rinsed is not the threat it is usually described as. Strong, concentrated degreasers of any chemistry are a different question, and hydrocarbon solvents are prohibited outright.
What actually damages an epoxy garage floor?
Three things, in descending order of how often we see them. First, grit — the coating measures H on the pencil-hardness scale and loses 150 mg over 1,000 Taber abrasion cycles, so tracked-in sand ground under tyres is a genuine abrasive, and sweeping does more for a floor's life than any product. Second, brake fluid, which the Sherwin-Williams guide rates NR, not recommended, against a majority of its epoxy systems — it is the one common garage spill that threatens the coating itself rather than just staining it. Third, time-under-spill: nearly every favourable rating in that guide is conditional on cleanup within 72 hours or daily. Almost nothing on the chart is rated as safe to leave indefinitely.
Does brake fluid damage an epoxy floor?

How often should you clean an epoxy floor?
Sweep or dust-mop weekly, wet-clean monthly, and deal with spills as they happen rather than on a schedule. The spill timing is the part that matters most, and it comes straight off the resistance ratings: the favourable ratings in the Sherwin-Williams guide are defined as exposure not exceeding 72 hours before cleaning, or splash and spillage cleaned daily. In other words the chemical tolerance of the floor is written in units of time. In East Tennessee, add one seasonal job — rinse road salt off after winter driving, because chloride left in puddles under the wheels leaves a white haze that gets harder to shift the longer it sits.
How do you get tyre marks off an epoxy floor?
First work out which of two different problems you have. Tyre staining is plasticiser migrating out of the tyre onto an intact coating — the floor is sound, it is just marked, and warm water with dish soap and a soft brush normally lifts it. Can you pressure wash an epoxy garage floor?
Usually yes on a sound, professionally installed floor, with a wide fan nozzle at a sensible distance. Never a turbo or zero-degree nozzle up close, and never aimed straight down into a control joint or an edge, where water can get under the coating and start lifting it. The coating's own adhesion to concrete is a finite number — 550 psi by ASTM D4541 on the product data sheet above — and a zero-degree nozzle at close range is capable of exceeding that locally. For most garages a garden hose and a mop do the job without the risk.
How soon can I clean a brand-new epoxy floor?
Wait for full cure before you put any cleaning chemistry on it. Both an epoxy floor coating and a polyaspartic topcoat reach full chemical resistance at seven days — that is the manufacturer's figure on both data sheets — even though you can walk on the floor in 18 hours and park on it well before the week is out. During that first week the coating has not yet reached the resistance every rating on the chart describes. Sweep it if you like, keep spills off it, and save the soap and water for after day seven.
